When Roof panels slide down, they typically create a gap at the roof's 

ridge through which water can enter, along with cold draughts, leaves and debris. In our experience, one of the most common causes of a conservatory roof leaking is one or more of the roof panels have slipped. It is also possible for roof panels to move sideways, sometimes coming off the support rafter bar, ultimately allowing water to drip inside the conservatory.

Box gutter to a conservatory roof is fitted where the pitched roof of the conservatory slopes down towards the house wall. This box gutter takes the water which runs off the conservatory roof - stops it from splashing directly onto the house wall. In the case of bungalows, these gutters often take the water from both the bungalow and the conservatory roof.

UPVC conservatories these are an aluminium tray that connects to the side guttering via an adapter. On timber frame conservatories they are usually lined with lead. From the inside of your conservatory, the gutter will be clad in either UPVC or wood.

MUNTING BARS

When glass roof panels on a conservatory are over a specific length, a muntin bar must join two pieces of glass roof together; these are either made from plastic or aluminium and have been built in rubber gaskets. Over time gaskets can distort and allow rain to penetrate underneath and enter the conservatory.

MUNTIN BAR LEAKING ACROSS THE WHOLE SPAN OF THE ROOF?

It can be pretty tricky to trace the leak source because it can travel through the muntin bars and drip onto different parts of the conservatory floor. Also, if your roof has skylights fitted into the top, the source of the leak could start from the skylight itself.

The best time to see your conservatory leaking is when it's raining hard.

VALLEY GUTTERS

When two opposite pitch roofs meet a valley gutter is required to take the water off the roof and drain. On wooden conservatories these are normally lined with lead, problems can arise due to the lead splitting due to poor installation allowing water to seep inside the conservatory. On upvc conservatories where valley gutters are present, the leaks that occur on the inside generally run down the internal fascia and drip onto the window cill.

Conservatory roof vents are often fitted into a conservatory roof to help maintain an ambient temperature, by allowing heat build-up to escape through the roof. However water leaks can occur as a conservatory ages,  this could be due to gaskets perishing or movement in the roof components or a combination of the two. Blocked drainage channels can become blocked with moss and dirt stopping water from draining properly, and allowing water to build up and leak into the conservatory.

RADIUS-END

 

Radius end leaks on a conservatory roof can become more apparent in windy conditions and can be very damaging. We provide a full inspection of the roof including flashings, crest and finial to trace where the water is entering at the top of the conservatory.

TRACING LEAKS FROM THE RIDGE ON A CONSERVATORY ROOF

Sometimes when a conservatory roof  has started leaking from the ridge , after our inspection we often find that the ridge has come loose. This could be due to several reasons such:

  • Damaged caused by high winds
  • Damaged caused during cleaning the roof
  • Internal roof bolts for the ridge cap missing/damaged

If this is the case then new retaining bolts could need to be fitted to stop the ridge moving or falling off altogether.
